Our story

Michael A. Buffington started investing in real estate right after graduating from high school. His first rental property was a residential duplex in Lewistown. Our first properties were outside downtown, and over more than 35 years the portfolio has grown to include commercial, residential and mixed-use buildings, along with select properties outside Lewistown and outside Pennsylvania.

Over the last 10 years, our focus has shifted to downtown Lewistown. We've made a long-term commitment to reinvesting in the borough's historic downtown, buying buildings others had given up on and bringing them back.

Today Buffington Property Management manages more than 200,000 square feet of commercial and mixed-use space and another 28,700 square feet of residential property, from the 1929 Montgomery Ward building on Monument Square to offices, storefronts and apartments on Market Street, Brown Street and Electric Avenue.

Many of those buildings were vacant, deteriorated or underused when we bought them. Bringing them back has restored historic buildings, filled empty storefronts with local businesses and helped make downtown a place people want to be again.

    We buy vacant, deteriorated and underused buildings and turn them into productive commercial, residential and mixed-use space, keeping the historic character that makes downtown Lewistown special.

  • Solving hard buildings

    Old buildings come with deteriorated conditions, outdated layouts and big capital needs. We take those on so the space works for today's businesses and residents.

  • Energy efficiency

    Five of our commercial buildings have rooftop solar, and we modernize mechanical systems as we renovate. Lower operating costs help us keep rents competitive.

  • Housing for medical professionals

    Several of our apartments are home to doctors, nurses and students connected to the medical programs nearby.

Leadership

Michael A. Buffington, Principal

Mike has more than 35 years of experience in real estate acquisition, redevelopment, ownership and management. He also founded One-Stop Communications in October 1996 and serves as Vice Chairman of the Board of Directors of The Juniata Valley Bank, bringing business management and financial experience to every project.

Our construction team

We have a strong, long-standing working relationship with a primary general contractor whose crews work almost exclusively on our buildings, from structural rehabilitations and commercial build-outs to historic residential conversions.
